What Are the Four Control Layers in an Exterior Wall?
An exterior wall does more than hold up a roof and support siding. It must manage rain, moving air, water vapor and heat. Building-science guidance describes these jobs as four control layers.
1. Water control
The water-control layer manages rain that gets behind the siding. It may be building paper, a membrane, taped sheathing or another approved system. Flashing at windows, doors, roofs and the base of the wall must direct water back outside.
Siding is the first line of defense, but it should not be treated as the only water barrier. Wood, vinyl, fiber cement, stucco and masonry systems all need deliberate drainage details.
2. Air control
The air-control layer limits uncontrolled air leakage. It improves comfort and energy performance, and it reduces the amount of moisture carried into a wall by moving air. Housewrap, sealed sheathing, spray foam or carefully sealed interior gypsum can serve this role in different assemblies.
The material must connect continuously around corners, floors, roofs and openings. A good product with poor transitions is not a good air barrier.
3. Vapor control
The vapor-control layer slows moisture that moves through materials by diffusion. It is not always a sheet of polyethylene, and a wall does not always need a Class I vapor barrier. Paint, kraft facing, membranes and some foam products can provide different levels of vapor resistance.
Location matters. An assembly should limit condensation while still having a reasonable way to dry. Climate, indoor humidity and the other wall materials all affect that decision.
4. Thermal control
The thermal-control layer is the insulation. It may be in stud cavities, outside the sheathing or both. Continuous exterior insulation reduces heat flow through framing, but window returns, fasteners and cladding attachment must be coordinated.
Why the layers must connect
The difficult places are rarely the broad areas of wall. Leaks and cold spots occur where a wall meets a window, roof, foundation, deck or mechanical opening. Drawings should show those connections clearly.
