The workflow
1. Understand the purpose. We confirm why the drawings are needed: design planning, consultant coordination, permit filing, legalization, real-estate review or another use.
2. Review existing records. If surveys, old plans, certificates, photographs or municipal records are available, we compare them with the intended scope.
3. Measure the building. We field-measure relevant spaces using laser measuring tools and document rooms, walls, openings, stairs and ceiling conditions.
4. Build the Revit base. The field information is organized into a Revit model so plans, elevations and coordination backgrounds come from one source.
5. Draft and check. We prepare the existing-condition drawings and review them for consistency before they are used by the project team.
6. Move into design. The base drawings can support schematic design, interior layouts, structural coordination, permit documents or construction planning.
Common questions
Is this the same as a property survey?
No. A property survey typically documents boundaries and site information. Existing-condition drawings document the building itself: rooms, walls, openings, stairs and other architectural conditions. Many projects need both.
Do you always need laser scanning?
Not always. Some spaces can be measured with conventional laser tools and careful field notes. More complex buildings may benefit from point-cloud documentation. We match the method to the project instead of overselling the technology.
Can the drawings be used for permits?
Existing-condition drawings often become part of a larger permit, legalization or renovation drawing set. The exact requirements depend on the municipality, the scope of work and whether proposed changes are included.
