Pre-Purchase Zoning & Feasibility Reviews

Before buying or leasing a property, it helps to know whether your plans have a realistic path forward. Baca Williamson Architects, PLLC reviews available records, zoning and the proposed project so buyers, tenants and owners can ask better questions before making a larger commitment.

A feasibility review reduces uncertainty; it does not eliminate it. Municipal interpretation, concealed conditions, detailed engineering, construction pricing and future board decisions may require additional work.

Questions a review can explore

  • Can the home reasonably support an addition or dormer?
  • Does the proposed business appear consistent with the approved use?
  • What do the survey and property records show?
  • Are there obvious setback, coverage, height or parking concerns?
  • Do open permits or undocumented improvements appear in the record?
  • What approvals or consultants may be needed next?

A focused early review

  1. Define the decision. We clarify what you hope to do and what you need to know before moving forward.
  2. Review available information. We study the survey, records, zoning information and documents supplied for the property.
  3. Test the concept. Depending on scope, we may prepare a preliminary layout or dimensional zoning study.
  4. Identify concerns and next steps. We explain the apparent approvals, missing information and issues that deserve deeper investigation.
  5. Move into design when appropriate. If the property is a fit, the feasibility work can help shape the next phase.

Is this a home inspection?

No. An architectural feasibility review does not replace a licensed home inspection, structural investigation, environmental review, title work or legal advice.

Will it confirm a variance?

It may identify likely zoning relief, but only the local board can decide an application. See Zoning Variances & Board of Appeals.

Can you review a commercial lease space?

Yes. We can look at the proposed use, layout and available records before a full tenant fit-out begins.

What if the records reveal old work?

An open permit or undocumented condition may lead to permit closeout or legalization work.
