Additions and dormers we design

Our process
- Start with a conversation. We talk about the property, what is not working now, what you hope to add and any records you already have.
- Existing conditions and zoning. We review the house, survey and municipal records and identify likely constraints.
- Design. We develop a layout around how you want to live while keeping the property’s approval requirements in view.
- Construction documents. We prepare the architectural drawings and coordinate required technical information.
- Permitting support. We assist with filing coordination and respond to plan-review comments within our scope.
Does every addition or dormer need a permit?
Additions, dormers and structural changes generally need Building Department review. The exact requirements depend on the town or village and the work involved, so we confirm the process for your property instead of assuming every Long Island jurisdiction works the same way.
What if the house has older unpermitted work?
Existing issues may need to be documented or resolved before a new project can receive final approval. BAWI can review the available records and explain whether a legalization or other filing may be needed.
Will a variance be required?
Not necessarily. A zoning review compares the proposed work with applicable setbacks, coverage, height and other controls. If relief appears necessary, we explain the issue and the likely next steps before advancing the design.
