Montauk Existing Conditions Survey & Revit Floor Plans

Before a residential renovation can be designed well, the existing house has to be understood clearly. Baca Williamson Architects documented this Montauk residence with laser measuring equipment, then translated the field information into a coordinated Revit model, existing floor plans and elevation drawings.

This was quiet, careful work: not the dramatic after photo, but the foundation that makes good design possible. Existing homes often come with incomplete drawings, older information or field conditions that no longer match the records. BAWI's role was to turn the current building into a dependable drawing base.

The Challenge

The project needed accurate base drawings before moving into design, consultant coordination and review. Without a clean record of walls, openings, stairs, ceiling conditions and exterior relationships, a renovation can quickly run into avoidable questions once the design work begins.

BAWI's Approach

BAWI visited the property and documented the existing conditions using Leica laser measuring equipment. The field work focused on the information architects and consultants need to make decisions: room layouts, wall locations, openings, stairs, ceiling conditions and the relationships between floors.

Back in the office, those measurements were organized into a Revit model. From that model, BAWI developed existing floor plans and elevation documentation that could support design studies, consultant coordination and later permit or review drawings.

The Result

The project team had a clean, coordinated set of existing-conditions drawings for the Montauk residence. That gave the design team a stronger starting point and reduced the chance of chasing basic dimensional questions later in the process.

For homeowners, this part of the work is often invisible, but it matters. Accurate existing-conditions drawings help everyone make better decisions earlier: the architect, interior designer, structural engineer, contractor and owner.
