Building Foundation Types: Slab, Stem Wall, Crawl Space, Basement, and Piles

The right foundation depends on soil, groundwater, flood exposure, building loads, access, cost and the space the owner wants below the building. A familiar type is not automatically the right type for every property.

Slab-on-grade

A slab-on-grade places the floor close to the ground on prepared soil or fill. It can be efficient where conditions are suitable and no basement or crawl space is needed. Insulation, drainage, vapor control and underground utilities must be planned before the pour because changes are difficult later.

Stem wall

A stem-wall foundation uses perimeter foundation walls on footings. The inside is filled and supports a slab. This raises the wood framing and can adapt to modest grade changes. It is different from a crawl space because the interior is filled rather than left open.

Crawl space

A crawl space raises the first floor above the ground and leaves a shallow accessible area below. It can provide access to plumbing and wiring. Moisture, insulation, air sealing and pest control require careful detailing. Vented and conditioned crawl spaces use different strategies.

Basement

A basement provides the most usable area but requires deeper excavation, foundation walls, drainage and waterproofing. Groundwater and soil pressure can control the design. Whether a basement may be used for sleeping or as a separate dwelling is a code and zoning question, not just a construction decision.

Piers and piles

Piers, posts and piles transfer loads at selected points. Deep piles may be used when surface soils are weak or when a coastal design needs an open elevated foundation. Flood-zone requirements can sharply limit closed foundations and the use of fill.

How the choice is made

An architect and structural engineer look at the survey, grades, flood information, geotechnical conditions, building shape and systems. Additions also require examination of the existing house so new and old foundations can move and drain compatibly.
