What Is a Slab-on-Grade Foundation?

A slab-on-grade foundation is a concrete floor supported by prepared ground rather than a basement or crawl space. The slab may have thickened edges or separate footings and walls, depending on the design.

What is below the concrete

A good slab begins with soil and drainage, not concrete. Unsuitable material may need to be removed. Stone or engineered fill is placed and compacted to provide uniform support. The assembly may also include a vapor retarder, rigid insulation, reinforcing steel and utilities.

Plumbing below the slab must be laid out accurately. Moving a drain after the pour means cutting the floor, so bathrooms, kitchens and mechanical spaces should be coordinated early.

How frost affects the design

In New York, foundations must account for frost. A conventional design may extend footings below the required frost depth. A frost-protected shallow foundation uses a specific insulation layout to keep the soil beneath the building from freezing. It is an engineered code approach, not simply insulation placed around any shallow slab.

Benefits and limitations

A slab can reduce excavation and eliminate the floor framing used over a crawl space or basement. It can also create an accessible, step-free floor. On the other hand, there is little space for future utility changes, and the floor is sensitive to poor soil preparation, settlement and water management.

In flood-prone coastal areas, a slab-on-grade may be inappropriate or prohibited depending on the mapped zone, required elevation and expected erosion. FEMA guidance distinguishes between inland conditions and areas exposed to waves or scour.

When it makes sense

Slabs are common for garages, certain additions, small buildings and new construction where grades and soil are suitable. The choice should be made with the survey, flood information, geotechnical conditions and proposed use in hand.
